Why are the following Seattle neighborhoods so sketchy after dark?

From what I heard and read, the following neighborhoods are places to be careful walking after dark:

-Seattle Center

-Belltown

-Downtown/Pioneer Square

-UW District

-Rainier Valley or Rainier Beach ???



Q: is the crime as bad as adervtised, or mostly hype?

Q2: What types of crimes are we talking about here, and how frequent?

Q3: Have you had any bad experiences in those places?

Seattle Center has quite a few homeless around there. Belltown has a lot of the same. Pioneer Square is filled with homeless that maybe on unknown drugs. Rainier Beach has a lot of Gang Activity. Seattle Center, Belltown and U-District is actually that bad.
